It’s a hard decision to make, especially if you are attached to your current home. There are so many costs involved when you decide to move too. Surveys, searches, estate agent fees, solicitors, the EPC and booking a removals company. So, it’s not a decision you can go into lightly. Below are some of the reasons you might decide it’s time to move.
Growing Family

If your family has expanded and your house is starting to feel small, it might be time to move. It’s not just having extra children sometimes its having elderly parents needing to move in.
The Commute
For myself our house is plenty big enough (the boys even have their own living room each!) but my new job is an hour drive away. Commuting to work can have an impact on your health. Being behind the wheel for any length of time can be stressful as you go about navigating traffic.
The Neighbours
We have been lucky in that respect and have been blessed with lovely neighbours. But not everyone is so fortunate. However, if you do move because of your neighbours remember there are no guarantee that your new ones will be any better. It might be worth a try though if they are very noisy and aggressive. However, you will have to let potential buyers know of any neighbour disputes when selling your home which could impact the sale.
Better Schools
Parents are willing to spend thousands moving to access better schools. If you have a certain school in mind its all about getting into that catchment area.

Book Everything Up

Picking An Estate Agent
Look at the properties they havr currently listed to see if you are happy with the quality of photographs and video. Don’t be tempted just to take the biggest valuation, they might just be trying to get your business and will then drop it considerably and quickly once you are signed up with them. Make sure you ask about sales progression. Some companies seem more interested in taking on new business but do not push through sales to completion. You need a proactive estate agent that will chase to make sure everyone is doing what they should and in a timely manner.
Staging Your Home
It’s a good idea to declutter and do any outstanding DIY jobs so your property is well presented. A potential buyer might overestimate how much those little jobs cost which can put them off putting in an offer. Also do not forget curb appeal, the front of the property needs to create a good impression.
Accepting An Offer
Make sure you are aware of the buyers position in a property chain. Ideally the smaller the better as less is likely to go wrong. However even a small chain can be problematic, so if it’s a first time buyer with nothing to sell that’s great! You want the sale to go through as quickly and smoothly as possible.

Our sale fell through three weeks before completion. We were all set and ready to go, but our buyers buyer pulled out. When this happens its stressful and expensive. You are very aware of the bills you have built up getting to that point. However, remember the reasons its time to move and try and focus on those through any knock-backs. Hopefully you will get there in the end!
